New Dwelling

New Dwelling, Keyford, Frome

THIS NEW DWELLING OCCUPIES A SMALL REDUNDANT BROWNFIELD SITE TUCKED BACK BEHIND KEYFORD ROAD IN FROME AND PERPENDICULAR TO THE MAIN ROAD. THE PUBLIC VIEW OF THE HOUSE IS OF A SMALL MEWS STYLE FRONTAGE. The main frontage of the house is revealed round the back, largely hidden behind the original boundary wall and within its own private courtyard. On public facades the architecture blends traditional local materials of rubble stone and recycled clay tiles, with just a hint of contemporary treatment in the lead framed windows. To the south, facing onto a private garden, stone walls give way to a playful cedar clad facade with large areas of glazing and lead clad contemporary dormer windows and balconies.

The property features high levels of insulation, mechanical ventilation and heat recovery and optimised orientation & areas of glazing for controlled thermal gain.

The Old Parsonage

Contemporary extension to Grade II Listed Dwelling

Conversion of existing outbuilding connecting to a large listed Georgian house in Buckland Dinham, with the addition of a contemporary extension to provide a new dedicated study area

The lean-to outbuilding has been very simply converted, maintaining the original stone construction, materials and detailing to tie in with existing conversion work and previous conservatory extension. The result is a beautiful, light and spacious kitchen complete with impressive Spiral Cellar. The new extension replaces and echoes the size and form of an old Victorian greenhouse. It is a unique space within the house not just in its architecture but because it is the only room within the property with views out over both the formal front garden and drive and the north side gardens. The extension is clad completely in high quality cedar boarding.

First Floor extension to existing bungalow

First floor extension over existing bradstone modern bungalow

This was a challenging little project on a budget, and one that allowed the client to live in the house during the build! So while the clients were safely shut into the far end of the house, the old roof was taken off the main volume of the house and a new storey added – providing three new bedrooms, ensuite, dressing room and spacious bright landing and central circulation that brought old and new areas of the house together. At ground floor, the internal walls of the old bungalow bedrooms were removed to create a single large family kitchen, dining and living room opening out onto the rear garden.

Listed Building Consent was granted following detailed consultation with the Mendip Conservation office. The original basement – one of the oldest structures within the property - was carefully tanked and insulated, with original flagstones reinstated in their original positions; and the original well left exposed below a new glass and steel cover plate. A new contemporary oak and steel stair provides direct access from the existing kitchen which leads through the basement to the converted old wash house.
