The existing house, on the edge of the Beckington Conservation Area was in a state of disrepair and in need of refurbishment throughout. Most rooms were small, no useable kitchen and ground floor bathroom.

The Client’s challenging brief for a generous 4 bedroom family home, with 2 new first floor bathrooms represented a considerable enlargement to the property, that needed to sit comfortably within the restraints of the conservation area, the site itself and address close neighbours’ concerns.

The new rear extension is designed to blend into the existing structure and site, while maximising internal floor space. At ground floor level the plan is efficient and spacious, as the extension utilises the full width of the property. It’s true volume is largely concealed behind parapet boundary walls. Above, first floor accommodation sits within the roof space and is pulled back in away from the site boundaries.

This design also provided a new side door from teh kitchen, linking back to the main garden and drive, both sited to the front of the property. A new garden room, replacing the old shed, also facilitiates and makes connection with the garden.

Completed July 2009.
